If you are dissatisfied with your listing relationship you can ask for an unconditional release. Only that will free you up to list with another brokerage or sell on your own without being bound by the terms of the listing agreement you are in now ---- the details will be in what you have signed, my comments are true in most cases. ... more

In the greater Nashville area, values are increasing, so the home you bought in 2009 is certainly worth more today here. But let me ask you about your home. Have you maintained it faithfully? Have you upgraded any portion of the kitchen and bathroom (because those are the areas that buyers want to see in tip-top shape)? I wish you the best of luck, but contacting a competent Realtor in your area will help you out more than you can imagine. ... more

Sorry about that...for comparison here are the active land listings in Beach Have West...

According to the MLS no land listings have sold since January. That's not to say that homes haven't been sold and torn down. I would have to do a more extensive search to find that out.

You can do it..If you put anything less than 20% down, you will have to pay MTG insurance,
however this can be added into the rate...probably in the low 4's...(depending on your qualifications)
Nine times out of 10 the monthly payment is less than getting a rate in the 3's and paying monthly
mortgage insurance. Please call me if you have further questions 609-636-0075

If you mean After-Repair Value, I just did a quick search and found that homes like 39 Weaver Drive in Manahawkin, with 4 bedrooms and 2-3 bathrooms in move-in condition, that have closed in the last 6 months, have sold for between $258,000 and $300,000. It depends on what ways you would be repairing/changing the home, and lots of other details like square footage, waterfront footage, etc. to take into consideration, and I'd be happy to discuss this further with you. You can call me at 609-713-1210 or email me at Hope this helped! ... more
