As the end of Winter is in sight am seeing some nice price reductions from sellers who haven’t sold over the winter months. Here are the listings that have shown the greatest price reductions by sellers over the shortest amount of time, showing that the seller is ready to make a deal and get their home sold! In addition, the trend I am seeing is higher list prices and lower offer and sales prices. It’s truly the season to “just make an offer” more than I have seen in the past 6 years! However, it is also good to note that an offer of more than 10% off list price is usually seen as an insult by a seller, unless they are very motivated to make a deal.

Another new law in our marketplace is NO POCKET LISTINGS and No Listing Clubs. This is a new rule in our local area which prevents the growing emergence of price fixing among agents, “usually resulting in a lower sales price for the seller,” according to National Association of Realtors. As agents, it is our duty to list and sell properties that have been given the best possible platform for gaining the most views by eligible buyers. This includes listing syndication through our MLS systems which sends the listings out to as many people as possible over the internet.

That really depends on what type of property you purchase and how much you spend. Long term rental income in most cases will not cover a property with a low down payment, however if you are able to keep you total costs under $3,000/month, you will have a shot at getting close. ... more

The best locations are the ones that have EZ access to the Ski Back Trail which will be improved in the coming years. IE along Hillside drive in Mammoth Slopes V; Some lot locations that border up to the ski back trail in Mammoth slopes II and III. Also in the Little Eagle area, Mammoth Vista I and some of the Majestic Pines Area, Juniper Ridge. Some walk to lift locations. IE Village Gondola Access is Holiday Pines, Mammoth Slopes I and Mammoth Slopes IV for Walk to Canyon Lodge. Don't forget that the Ski Shuttle serves an even greater area! ... more

The very short answer for you on this question is there were zero Three bedroom, three bath condominiums that closed escrow in Snowcreek V in 2008.

There were three sales in 2009. Most three bedroom, three bath sales in Snowcreek V ranged from $615,000 to $654,000 with the variances depending on the date of sale and location within the complex. There was a short sale at $565,000 listed by out outside company.

In 2007 there were also three sale and they ranged from $695,000 to $840,000. The lowest sale was an older unit lacking views, while the others were newer with mountain views.

Good question. The short smart reply to this common question is "Fall", but I know you were looking for something more specific. It depends on the year but mid-october tends to be a consistent time for the colors. Best places are Rock Creek Canyon, Lundy Canyon, Lower Rock Creek Canyon, and the June Lake area.

Fall is, in my opinion, is the most beautiful time of year in Mammoth Lakes and certainly my favorite. The heat of summer has passed and the excitement of the pending ski season is on its way. Aspen trees and cottonwoods are the most common trees changing colors and they can best be seen at the edges of lakes, particularly near the inlets and outlets.

If you are looking for a short term lease for the months of January through April your may be somewhat hard pressed as this is the tail end of Mammoth's busiest season. That said the local online media is a great resource:

I noticed that there isn't a current answer to this question so I thought I would jump in. In September of 2012, the Town of Mammoth Lakes and its creditor Mammoth Lakes Land Acquisition were able to reach a settlement and the town was able to avoid Chapter 9 Bankruptcy. The settlement was for $29.5 million payable over 23 years, with payments of $2,000,000 per year to the creditor.

Despite this challenging period, the community of Mammoth Lakes has experienced its three most successful summers in row.
