As the end of Winter is in sight am seeing some nice price reductions from sellers who haven’t sold over the winter months. Here are the listings that have shown the greatest price reductions by sellers over the shortest amount of time, showing that the seller is ready to make a deal and get their home sold! In addition, the trend I am seeing is higher list prices and lower offer and sales prices. It’s truly the season to “just make an offer” more than I have seen in the past 6 years! However, it is also good to note that an offer of more than 10% off list price is usually seen as an insult by a seller, unless they are very motivated to make a deal.

Another new law in our marketplace is NO POCKET LISTINGS and No Listing Clubs. This is a new rule in our local area which prevents the growing emergence of price fixing among agents, “usually resulting in a lower sales price for the seller,” according to National Association of Realtors. As agents, it is our duty to list and sell properties that have been given the best possible platform for gaining the most views by eligible buyers. This includes listing syndication through our MLS systems which sends the listings out to as many people as possible over the internet.

This is definitely a seasonal town. Most of the locals leave for vacation during this time of year, May and June are very slow. Our 2nd slow season is right before winter in September October. ... more

The best locations are the ones that have EZ access to the Ski Back Trail which will be improved in the coming years. IE along Hillside drive in Mammoth Slopes V; Some lot locations that border up to the ski back trail in Mammoth slopes II and III. Also in the Little Eagle area, Mammoth Vista I and some of the Majestic Pines Area, Juniper Ridge. Some walk to lift locations. IE Village Gondola Access is Holiday Pines, Mammoth Slopes I and Mammoth Slopes IV for Walk to Canyon Lodge. Don't forget that the Ski Shuttle serves an even greater area! ... more
