The first thing that has to be considered is the square footage of the garage you want to add. That will determine your tax increase. You should go to the Village of Malverne, bring the survey of the property, this will help a great deal. If you do not have a survey, they may have one on file. Providing the property size will allow you the room to build a garage, the size will determine the tax increase.

You may want to consult with an Expediting Company if the Village gives you the go ahead. There are papers to be filed, permits to obtain, and periodic inspections from the Village Building Inspector as the work progresses.

Hi Maria - I would say that as a buyer, you would be interested to know that homes in Malverne sell in the range of $230-$280 per square foot. To help you determine the current market value of this house, go to My Nassau Property and determine the square footage of the house. Multiply it by the range I have given you and that will give you an approximate value of the house. You must decide where in that range the true value is by evaluating its location in Malverne (It is walk to town and the LIRR), condition (very nicely maintained), size (it is a pretty good size for the community) and potential drawbacks (backs up to a school).
