Sometimes when a lot/land is for sale an agent will draw on the photographs to indicate certain aspects of the property or utility supply. I've seen water well circled, access roads pointed out and where electricity is stubbed out.

Normally the photo will have an explanation/legend to the side as to what the markings mean and what they stand for. It's similar to reading a map or a blue print. There should be directions so anyone who is interested can clarify details in the photos.

Or it could be part of a happy face :)

The easiest and cheapest way to increase value is - de-cluttering and cleaning EVERYTHING - closets, garages, cabinets, front door...everything. You can increase the value of your home by $2,000 - simply by cleaning and de-cluttering ( de-cluttering is getting rid of all the extra papers, furniture, pictures, and stuff that fills a room up). You can increase the value and get it sold faster, so it's a great deal.

When buying property it is always highly advisable to hire your own agent to represent your interests. There are many pitfalls and ways to lose money and time during the purchase of a home. Your agent has a fiduciary duty to see that your needs and desires are represented. It is a good idea to find an agent that will put your needs in front of their own. Always use your own agent, not the sellers! Many states it is illegal for an agent to even try to represent both sides of a contract.

Lawsuits are not the answer. You can sue. It could be very expensive and you could loose all you spend.

The climate in Malibu is exemplary!

There are many very private properties with incredible private beaches. There is awesome large beach estates that have no access except through private gates, roads and very difficult for anyone from the public to ever see the property.

The crime rate in Malibu is very very low. It has been a safe place to raise my kids and the schools are top notch.

In America, anyone can sue anyone else for just about anything they can think of. I think a better question is; How can I find a solution to a problem with floors that were advertised as hardwood but were actually carpet?

If you have ever been involved with a law suit, I think you will agree that attorneys make out pretty well and everyone else suffers pretty bad.

I think there's a better way to solve problems. A good negotiation can come up with a creative solution that can be an acceptable compromise that is quicker and much more satisfying.

It sounds like you are not working from home therefore Malibu without your own wheels isn't likely the best choice for you. Other top beachfront communities which have better access to public transportation like bus and taxi's and also very high walkability ratings are Manhattan Beach & Santa Monica. Santa Monica is more diverse, young and vibrant whereas Manhattan Beach is more affluent, clean and vacation like. I wouldn't dream of putting you off on Malibu because Malibu is a paradise in and of itself. But you will want/need a car here. If I can be of assistance with your search when you get here, I cover all of the areas mentioned and am happy to help. If you want to be in walking/bicycling distance of the heart of Malibu central near City Hall, Courthouse, Supermarket, Restaurants/Shopping etc. then I recommend Malibu Road. County, or unincorporaed Ventura County, all with different ordinances governing land development. You probably still have time to cancel your agreement with these buyers ( since they are not able to proceed) and accept another offer, send it to the bank, close and collect your relocation fee.
