Malden is a mildly unsafe city, even though it is nice and sunny as a picture. The only surrounding community that is still very safe is Stoneham. Safer parts of Malden are Forestdale, Oak Grove, and the West End. On average, the more north or west you are the better, yes closer to Stoneham. However, the Linden section is decent. Malden is good area for2/3 multifamily. I own few properties on this areas and I myself am in market for another such property (not in Malden). Keep in mind that 2/3 family properties below $400K are in need for big repairs. Malden is a very difficult city to deal with rental properties. I am not trying to discourage you I just like to give you info in advance. If you decide to buy and own one floor and rent out the rest it might be much easier. I have built homes in Malden, sold homes in Malden,currently work in Malden and my kids go to school in Malden. The logistics on this city are excellent. and time magazine voted it one of the best places to live in Mass.
