In Maine, a residential lease can only be written for two years max.
As a Property Manager, I heavily discourage either side from signing an initial lease for two years. If either side is unhappy with the other it is far easier to get out after one year rather then be mad at each other for two or even wind up in court.
If a one year lease works out for both parties, additional leases can be written after that or even move to a month-to-month situation.
