Welcome home and thank you for your service! All you have to do is meet with a buyers agent that can sit down and guide you through the process. The very first step will be to get pre approved for a mortgage. If you need a referral for a reputable mortgage broker I would be happy to provide one. Once you have an idea what a bank will lend you then you can formulate a plan with your agent.

I'm thinking you will probably be getting a VA loan so your agent should be well versed in that process. Have a great day!

Hermon - mill rate is 11.70
Bradley - mill rate is 13.50

As the others say, commissions are negotiable.

If you're making the offer, that's something for you to discuss with your Realtor beforehand. It's likely the Realtor (or his/her brokerage) has a number, or a small range, for expected commissions. If you're not happy with that, negotiate or interview other agents.

In most cases, the commission would be the same, or very slightly higher, than what they'd charge for a listing on the MLS. Again, though, it's negotiable.

If you're receiving the offer, it's not your concern; the commission will be paid by the buyer.

Its hard to say none of us have a crystal ball to predict the future... it could go up and it could go down, we never know how the market is going to go. There could be so many reasons the home is not selling... condition of what’s been put in the house, area, the current owner could be holding out for better offers, may not really want to sell, maybe difficult getting financing to purchase if its a town home/condo or planned community with a larger percentage rented out it would make the home a cash purchase and depending on cost. I'd call, go take a look and see what the property looks like and decide from there what the issue could be, and it could be just a sign of the times not every thing is selling... good luck! ... more

My best suggestion is to sit down with a loan officer before you begin paying debt off and making big changes in your budget. A pre-approval is a preliminary view of your finances. The pre-approval will help you establish a plan in moving forward with your plan to buy a home.

Realtors are not equipped to help you make decisions about financing. If you need a referral for a loan officer/lending institution, contact me. Otherwise, check with your bank.

Finally, once you've obtained a pre-approval, begin interviewing realtors to help you with the process of buying a home.

There is limited parking there in the summer (especially July and August) and even having a parking pass (which I believe is $35.00 for residents now) does not guarantee you a spot. There are a limited number of parking passes for non-residents at a higher rate. (Seniors get a discount.) These can be obtained at the York Town Hall in the Village. There is also metered parking at Short Sands which is not a long walk to Long Sands. (Permits are not valid here!) There are even a few free places beside the small ball field and even more there for permit holders only. October through the winter parking is free and the beach is pretty bare of people. Lara, Montville covers a rather large area. It is comprised of Montville, Towaco, Lake Valhalla, and Pine Brook.
Each section has it's own flavor.
Lake Valhalla has good sized lots, trees and a rural flavor
Pine Brook is very suburban, as is Montville proper.
is more rural and has the NY direct train station
