I see this very often and not just on trulia. If you are serious about buying a home you need to have a buyers agent. You won't pay them for the amazing work they do for you and you will have access to homes that are actually for sale. You will be able to find out about a home day 1 of it being on the market instead of days after sold. A Realtor can save you time and money.
Find an agent you trust and can communicate with and tell them what you are looking for. They will help you with awesome lenders who will close on time, inspectors who do great work, and can navigate you through anything that may arise between contract and closing to be sure you get the home you want.

Buyers should receive a copy of the covenants and restrictions for the neighborhood prior to closing so they can view those and understand them. They should also receive the information on the yearly/monthly fees and what is covered by those fees. Your agent should get those for you but ask for them if you don't receive them. The closing attorney will go over these items at closing. Any buyer should know what the rules are before they purchase a home. Most people abide by the rules but most neighborhoods always have a person who doesn't want to abide by the rules even though they have agreed to them in writing at closing. Some will not follow the restrictions. This is where the problems begin. As a home owner you should always go by the covenants and restrictions. Liens can be placed on your property if you don't pay the fees. For those people who don't like HOA, you need to purchase a home where there are no restrictions. Check out a neighborhood where there are no restrictions. You can find junk cars, different types of fences, storage buildings in all shapes and sizes, yards that aren't mowed, houses painted funky colors and the list goes on. This is what some people want and I will find them a house. I think HOA hold a value and I would not live in a neighborhood without one. ... more

These homes are prefabricated, and the prices do not include the land. You would have to provide a lot to have the home put on.
