Craigslist is often the best place to find rentals but you have to be careful of scams. If anyone asks you to send money somewhere, don't.

Hi Liane,

The answer to this question is based on perspective and where you're coming from, so "good" or "excellent" depends on your experience... But doing your homework always helps.

The Madison Metro bus system has smart phone apps for planning your route on the go and tracking your bus. Their website will have the information you need : http://www.cityofmadison.com/metro/

The City of Madison website allows you to sign up for Metro and Transit updates so you will know immediately if a bus is canceled due to snow, or rerouted due to special events.

The Commuting Options link gives you even more options such as Ride Sharing, Carpooling and Park & Rides : http://www.cityofmadison.com/get-around/commuting-options

Cheers!

Linesetter - there are FHA approved condos for sale on the west side of Madison/Middleton, but they can be tricky to find (they're not always listed properly on the MLS). Having an agent to help you sift through all available units to find the perfect home would be the best thing to do. Do you have a REALTOR working exclusively on your behalf?

I agree with the other comments that a good mortgage lender is willing to assist an association to get their project FHA approved. I have a few great lenders who I'd recommend that will give you the best interest rates & closing costs along with handling FHA approvals.

I'd love to be of assistance to you with buying your condo. Please let me know how I can help!

Madison Buyer Agency. I work with Buyers and Buyers ONLY. We can tour as many of these houses as it takes to see which one is the best match for your needs and budget. We can research comparable sales, last price sold, approximate mortgage payoff, pending divorce , etc.

When we have gathered all the available information, we can intelligently structure an Offer that will give you the best possible chance of owning a house at the best possible terms. Due diligence and a game plan will improve your position and help you make a good purchase decision.

If you consider the school district, it's not so good: Sherman Middle School and East High School, compared to Hamilton Middle School and West High School.

But for retirees, it's older neighborhood, older and smaller homes means more affordable. Close to Woodman Grocery Store, Gas station, Walmart, Metro bus transit and O'Brick Botanical Garden, minutes away from Hwy 51 and Hwy 30 li'nk to I 90-94...it's pretty good.

Hi Cristina,

Wow, I almost feel like that is a loaded question.....you really have to tour the areas because they are all so different. It all comes down to what you enjoy doing.....gardening, children, rec sports, travel, big yards, front porches.....I would encourage you to hook up with a realtor and travel in and around the area. The schools are all a little different but very much incredible and each neighborhood has a different dynamic feel.....seriously, take a walk down the sidewalk and talk to some people - get a feel for the culture. May take a few evenings and eat up some weekend time but you will learn a lot. I would love to help you out - drop me a line if you have additional questions.

All my best,

Hi Stephen,

My husband and I have a 12 and 10 year old........schools are very good, however, you have to remember you get out what you put in......lots of homework required. If you want the grade you have to work hard.....of late there has been a large emphasis on writing. Secondly, there is a good amount of support for gifted and challenged children. We also have a handful of private applications in and around the area. Many of the schools have exceptional music programs and work hand in hand with the University of Wisconsin to offer extra curricular opportunities for children. Biased or not Madison is a wonderful community with many many opportunites. I encourage you to come for a visit. My husband and I assist a lot of couples with relocation needs and many times set up school interviews for our clients....it really helps to see the school in action. We map out a city tour and offer some fun fact about the city......and, yes, we show you the good and bad. Drop me an email if you need more details. Seriously, you will love it here!.......don't forget your boots and warm clothes for winter - we do get that lovely White Suff!

All my best,

Donna Birschbach
