Because the site is TERRIBLE! The best way to search for homes is to hire a REALTOR as your Buyer's Agent. They can create a customized search for you in the local MLS. This site is terribly outdated, inaccurate, and the search function is lacking in many areas (as you have noticed) and has plenty of bugs. Do yourself a favor and hire a Realtor. Drowwen, I'm a realtor in Louisiana, so the laws may be different in Texas. Even so, I am in no way, shape or form giving you legal advice. However, the important thing to remember is your rights. In Louisiana, after an offer has been accepted and a home is "under contract", there is a due-diligence period in which an inspection can be done. During this period, you may back out of the contract if the inspection comes back with any defect that is unacceptable to you. This due-diligence period compensates for the fact that in Louisiana all buyers of immovable property (called real property in every other state) must sign a waiver of a right called redhibition, which is a law giving buyers of real estate a time period in which they have to ask for damages in the event that a "vice" or defect that a buyer would, if aware of before entering into a purchase, have made the decision not to buy. With that being said, there are many defects that will prevent FHA from financing a home. I cannot speak for them, so I won't. However, while I'm not an appraiser and cannot and will not speak for them as well, I've seen appraisers flag the following defects (this list is not exhaustive or indicative of all transactions, but is meant to be a "rule of thumb"): peeling paint on the exterior of a home, holes in the walls or ceilings, missing stoves, plumbing or electrical problems, various types of roof damage, rotting wood, or even bare wood with no paint. I have lived in Weston Place for over ten years It is a very well maintained building. The residents that live here are very nice, but it is up to you if you want to socialize or not. They have many activities available if you are a person that wants a community. The things I like about the building are exercise club on the first floor open 24 hours a day. The spectacular views out my windows and the wonderful light in every room of my condo. The condo is very well sound proofed, I have never heard anything from outside my unit unless it was directly by my entrance door in the hallway. In the winter my car is parked in a heated underground garage, that also has a car wash area with soft hot and cold water so I can clean my car without worrying about the doors freezing. The location is wonderful and close to everything you need or want. We looked at downtown condos, but there wasn't much for things you need on a daily basis. Grocery stores, dry cleaners, Post Office, bank, gas station, bus stop even the DMV and our voting place are right across the street. You can walk to just about anything you need. The gap should not have a huge effect you can get a LOX depending on what the gap was for. I have helped many clients count there income if they took of work to watch kids exc. I would love to speak with you and help advise you further my contact information is below.

I work with a lot of first time homebuyers. It may be good to sit down with a Real Estate Agent and talk about the homebuying process. You also want to get pre-approved by a lender to determine what price range you can afford. Though keep in mind, buying a home entails a lot more than just what you can afford monthly. There is a lot to consider when deciding on a home and you will have to maintain the home after you buy it.
