Already have the home and need to do a MAJOR repair? There is a refinancing product for that. Its called FHA 203k. If the repair is less than 35k you can probably do the 203k Streamline.

Another good idea is HELOC (Home Equity Line Of Credit). Your current loan servicer should be able to help you out with that.

Since the terms and conditions of your "original" lease agreement did not change with each new landlord, your lease agreement is alive and well. Any damages (liability) for breaking the lease is spelled out in the lease.

That doesn't mean you can't ask to move. If they agree, you want to be relieved of further obligation in writing and know what it's costing you (maybe your security deposit). On the other hand, it's already been 9 months - you're in the home stretch.

It pays to work with a seasoned real estate agent as they know how to mediate any bumps in the process. It also helps to work with one that can get your property in front of many realtors and buyers online and through other forms of media.

Owners selling their own properties can get worn out fast with unqualified lookers. With security an issue these days it is best to only let potential buyers come with an agent that has qualified them to buy a home at your price.

Pick an agent that really cares about your needs and will ask hard questions like how much money is in the condo reserves and when was the last assessment and are there any new assessments coming in the next 5 to 10 years.

It is also hard for a seller to negotiate against himself with the buyer directly. I also recommend working with a real estate agent that is a member of the Board of Realtors that has to work within a code of ethics which is more protection for the seller and the buyer.
