The Comp must be close to the subject house, sold within the last few months, and basically be comparable:
They can make adjestments if the Comp house has more or fewer bedrooms, squarefeet, updates, etc.
Ask a Realtor to be your Buyer's Agent.

The title company or attorney is the entity that should be recording the documents. Make sure that your sister has representation of her own i.e. an attorney if using the sellers title and attorney to produce the documents and closing. This will make sure the documents are recorded and that the mortgage is not slanted towards the sellers interests only. You sister will want to also get an amortization schedule updated every year to make sure the seller is keeping track of the payments correctly and taking the right amounts off the principal. Trulia only has listings that are submitted by listing Sale Associates or Brokers. Maybe the properties for sale in that neighborhood have not been submitted to Trulia by the listing brokers or sales associates. Not everyone submits listings to Trulia.

There could be circumstances such as a tenant, dog, or latchkey children at home after school they are protecting from visits by potential buyers without appointments.
