Yeah, if you can find a local bank that can do FHA that is your best bet. Again it is hard for them to do smaller loans like that... not hard but they just don't want too as they cannot make any money on them. Try a local credit union.

It really does depend. There are so many different programs ranging from zero to 3.5% plus closing costs. If the home is in a USDA area and you qualify with certain income restrictions you can get into the home for zero down. I have even done USDA loans (I am a Realtor & Mortgage Broker) where my clients have really only paid for the appraisal. We rolled in everything else.

Programs like FHA require 3.5% down plus closing costs and you can roll in from 3-6% depending on the lender so that may be another option for you if USDA is not available to you. Here in Austin we have down payment assistance programs that will pay the required 5% down payment for a conventional type loan.

So you have options... you just need to speak with a mortgage broker or lender in your area so you can find out what programs are available to you. Good luck.

no sometimes there is no sign and other times it is taken down by other parties.
I had two large banners removed from property I had listed on the Freeway.
You never know, Just contact an agent when you think something is available, the will find out for you.
