You are going to be HARD PRESSED to honestly find a lender to do it with a 613 - especially someone who KNOWS what a 203k really is.

We have a department who gets your credit rescored in three days and will tell you just what to do to get your score up to 620 - which is what is required by MOST lenders - and you can do your loan.

Sometimes on the title that will show. This is a really complicated issue in Texas and there could be people who have rights to the minerals from many years ago. It really isn't a big deal even if you don't own the mineral rights, it doesn't mean they can drill on your property, Drilling can't be done within x amount of feet (I think 300 or more) of a building. 600 is not an unworkable score, but like others have said each situation is unique and different in its own way. I'm a Realtor here in Lufkin, FHA may be a good route for you but here in Lufkin we have a lot of properties that qualify for USDA loans that you may qualify for. I have quite a few lenders in the area that I would be more than happy to recommend, give me a call or shoot me an email.

It depends on how long you plan to be in the house. If you are fairly certain you will be moving and selling a property in say 5 to 7 years then an adjustable rate mortgage could save you money. You really need to look at the math and see how much you would be saving against the risk of you not moving and rates being considerably higher at that time.

It's one of those situations only you can access. I will tell you that currently I am originating a very small percentage of adjustable rate mortgages as compared to fixed rate mortgages these days. I'm sure as rates creep up over the next year or two that will change somewhat.

Once it has passed an inspection via the VA contracted inspectors and you have purchased the home, you can get a loan through the Texas Veterans Land Board to make home improvements.
