I would have to say that at least 95% of home buyers going to meet with their loan officers for the first or second time experience fear. It's a very natural human reaction because most of us don't manage our money the way we know we should. However, it's one of the most important first steps everyone has to take. I think just understanding that most people experience this fear and to relay this understanding along with outlining the benefits of the pre approval helps the client to make that call. In the end the home buyer comes away with a more thorough understanding of his/her credit score and the dollar amount he or she has been pre-approved for. There is nothing more depleting to the human soul than to want a particular home and then to find out he can't afford it. Our most important job as realtors is to educate our buyers about the home buying process in the most thorough manner with dignity and compassion. ... more

Wes, I agree with Noel Harris on this. The signs are very good, especially in our area. I think that staying abreast of all the changes there have been in the market over the past year are key to the strong market here continuing.

There are so many changes from the days of years past in respect to financing, property valuation, features, etc. and its our job to bring those together and explain them well to our clients.

I asked this question last year. The 2013 answer is it never really happened in Louisville. Some investors quietly bought many of them. Some were rehabbed and sold or kept for rentals by investors. We can probably stop talking about this as a major factor in our city. ... more

Do you still need information about these properties? I attended the Jefferson County Master Commissioner's sale yesterday. There was one sold 709 Ahland for $136,000. There was also one originally scheduled at 809 Perryman, but that one was withdrawn prior to the sale. I'd be more than happy to speak with you about what you are looking for and help you in any way I can.
