The home is on a shared well. The water bill is the cost of the electric to run the well. I believe it's less than $4.00 a month. The home owner uses a wood stove for heat. Although the home does have a brand new furnace that runs on propane if the new home owner chose to use it. If you qualify for a GRH loan there is a Zero Down loan available for this home. this is a great question!
If you buy a home in Valencia county, you can take advantage of USDA financing, which would allow you to buy with no down payment, only closing costs. Of course, you have to qualify with a lender to borrow money for the purchase.
Closing costs will vary depending on interest rate, your credit score, and the purchase price, but generally speaking, you need to be prepared to have $2500-$3500 available to pay for your closing costs.

It's also possible to negotiate for a seller to pay a large portion of those costs. I can help you accomplish this.

The best place to start when looking into purchasing a home is to visit with a Realtor such as myself and get pre-qualified for a mortgage loan. It is best to work with local professionals if possible as you can visit with them face to face.

There are a couple of mortgage companies here in Los Lunas who have helped ereryone I have sent their way. They are both very knowledgeable, patient and easy to work with. My office is also in Los Lunas.

With just a little bit of information the loan officers can give you a real good idea of what price range you might look in for a payment that is comfortable for you. They can also show you how the entire process works so you know what to expect.

The home you asked about is being sold for less than what the sellers owe on their mortgage. This is called a Short Sale. These types of sales can take three to six months to close...just to let you know. This particular home aleady has an offer on it and is waiting for the sellers' lender to approve the offer.

The home has structural issues which is why the price is so low. This subdivision has had many homes with the same issue...foundations, walls and ceilings with major cracking.

There are many other homes available in the area and I would be glad to send you some listings if you like. All I need is your price range and I will get them off to you right away.
