I've lived in the Los Gatos mountains since the 1970;s and have been specializing in Santa Cruz mountain properties for the past 15 years. I do know some things about this property and I know it is a bank owned property so it is being sold as is. It needs a lot of work or most likely a complete rebuild. Because of it's location, schools, etc, the land alone is where the value is. If you like to ride dirt bikes, atv's, (quiet ones), this would be an ideal property with trails running up the hill. Since it has a vast amount of flat useable land, it would also be a good estate and/or horse property. Banks will not loan on this property because of it's condition. Also, this is in a small area of the mountains where some wells are not very good, so that would have to be investigated. . Many people in this area need to truck water in during the end of summer until the rains fall again. However, most areas of the Los Gatos mountains have good producing wells

Our friends gave up their Mountain living after more than 20 years since their young children attending Los Gatos schools required more than a daily commute for school. If ALL of the play date families lived in Los Gatos mountain, that might be something, but commuting back to civilizaation 4 times a day might also fatigue you as it did to our friends.

We have also learned that it takes a special kind of person (Like Magiver) who can live happily in the mountain cause there are a lot of other headaches that comes with Mountain Life; like fixing a water pump, dealing with propane tank,Septic Tanks., or Forrest Fires, Mud Slides, un-marked property lines, ....etc that most of us who live in Los Gatos proper can't even imagine!!

Rent for a while up in the mountains to see how you like it ! That's what I would recommend you do before buying.

We have families who after living for 20 years in Los Gatos Mountains gave up for the same exact reason since they have young kids who need constant rides to civilization! No offense to the Mountains life style, but if you had to rush more than 4 times per day to Los Gatos for groceries, movies ;......etc, it could wear you down after a while.

This family finally purchase a home on Kennedy Road and are ditching their Los Gatos Mountain home. If you have the option, you might want to rent up there before making the purchase. That will give you chance to try the Mountain Life style for size before a major commitment on a purchase.
