Please check with the city. We found a home in West Covina that had the garage converted into living space and square footage was given as living space by appraiser. Contractor claimed everything was legal, just depends when permits were given if in fact they were. Maybe it was grandfathered in? Good luck. ... more

The area in which you are thinking of buying is a district in South Los Angeles known as Hyde Park. Having lived in the general vicinity for over 20 years, I can say that the area gets a C on my safety scale. While it isn't extremely gang or murder infested, there are a few unsavory characters that tend to linger around the popular PM destinations (such as the liquor store and motels on crenshaw). If you are someone who enjoys walking their neighborhood, this might mean scheduling those walks before 8pm to avoid any anxiety or unwelcomed attention. On the other hand if you're someone who's looking to join the neighborhood block, I would reccomend elsewhere. Security Systems provide peace of mind, and the added protection of armed security in some cases. I suggest looking in certain areas of the San Fernando Valley such as Sherman Oaks, Woodland Hills, a few other cities and even into the Burbank area. There are many reasonably priced homes there and it's a good family area. With many different schools to choose from the in the valleys, your children can safely walk to and from school. You have easy access to the 405, 5, 101, and 170 freeways which makes it very easy to work in LA and live in the valley. ... more
