Anyway, it's a great place to live and raise children. If you need an expert on the area ask some realtors around the area. They will know the neighborhoods the best. Due to fair housing laws (and liability) all Realtors are going to have the same answer: do your due diligence. Check in with the local police department for crime rates, research internet, etc.

When selling a home in California, the sellers only have to disclose deaths that have happened in or on the property within the last 3 years. The seller would have to disclose any known deaths in or on the property if asked directly by the buyer.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment you are looking to achieve you can be emailed listings to study and compare. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

You will need to be pre-approved if you decide to buy and to be able to meet an agent to view and submit offers on any homes of your choice. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

The purchase in Pasadena start from 259k for 1bd 1ba condo, 338k for 2bd 1.5ba condo, 350k for 3bd 2ba townhouse and the single family homes start from 439k for 2bd 1ba home which the down payment could be as low as $1,750 down payment with a minimum 640 fico score @350k. Once you are pre-approved you will then know what your purchasing power is and go from there.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program from a minimum 640 fico score up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

No area is safe. Prowlers, bad neighbors, peddlers, perhaps homeless and drug users. The best thing to do is just mind your own business nowadays. If you don't bother anyone chances are they won't bother you. As a new neighbor, your neighbors will bump into you and you can determine who you would like to communicate with. La county to Orange County is not getting any safer. The main focus is do your own thing and mind your own business and you should be fine. Unless of course you live in a lock down community, but think of all the snobs and HOA expenses. ... more
