Here are the IRS rules for the exemption:

Living there longer than required does not provide an extended exemption.
1031 exchanges do not eliminate the tax, it is deferred.

This is why you have a Realtors representing the Buyer(s) and Seller(s). The Buyer's Realtor should be able to negotiate with the seller(s) Realtor explaining your situation and both Realtors should iron out stumbling blocks in escrow. I would not recommend the buyers meeting with the sellers. This is one of many duties Realtors perform to earn commissions.

The only foreclosures you will want to buy will be all listed n the MLS as REO's. The MLS is where the banks list all their foreclosures that they take back. There is no other place to look but the MLS. A local buyers agent can help you find these.

The only other place to buy foreclosures is all cash trustees auctions and those are for the super experienced pro investors and are all cash and highly risky.
