Sounds like a value they add $100 of value on for the purpose of assessing taxes. In other words if your house was assessed at $120,000 divided by the $100 gives you 1200. If they tell you the tax rate is $.25 per $100 of value then the yearly tax bill will be 1200 times .25 or $300 per year. They might have a state rate and a county or town rate too. ... more

Good morning. I just spotted your questions about HOA fees for Colonial Villas in Colonial Charters. I live in that development and have a listing for a three bedroom unit in E building. I want to let you know that the homeowners association for E, F & H buildings has begun litigation against the builder for construction defects. This has unfortunately been a common course of action with condo associations in the greater Myrtle Beach area. Couple things you need to know. Every law suit that I am aware of here has been settled in favor of the association. Monies awarded may not be enough to cover the repairs and then the association must make up the difference from their escrow account set aside for repairs. Sometimes the association needs to collect a special assessment from owners. In the meantime, lenders will not approve financing for a project where there is current litigation. There are many other condos available in Colonial Charters - prices are still amazing and, of course, interest rates are at their lowest point. To answer this question curtails a bit of explanation and many variables but I will attempt to answer with limited information from the size condo you have and etc. . In the past few months condos in general have decreased in inventory, sales prices, list prices have risen, and the sales have increase about 14 percent over the last year icomparing the same month in 2012 . In Buck Creek, there are 15 active condos and one of those is under contract. Price range is from 49k to 123900 for active listings... 10 other condos were listed last year but expired ,,, there were also 7 owners that listed and then withdrew the listing. In 2012 there were 12 that sold in Aberdeen Buck Creek form 50k to 82900... There is a market for a properly priced condo in Aberdeen, A nice community, good hoa, and a possibility to increase monthly rental income to an investor are some of the selling points to a potential buyer. If you would like to have a more thorugh review of your condo and how it will perform in the market, I would provide for free a Market analysis and see if the price you need is what indeed the market can give you. If it is listed with a REaltor you can ask him or her to list it for you on Trulia, as a fore sale by owner though you cannot post the property on Trulia, sorry...

Could you specify what home you were researching with a MLS# and or an address.. I have access to the entire Multiple Listing Service for Horry and Georgetown county. I did a search for you $120,000 and under and there aren't any homes available that I would feel comfortable showing you--not one! There are mobile homes available in that price range. I restricted my search to LOngs. If you want your monthly payment to be around $600. and you are putting $20,000 down, the highest you can pay for a house is $110,000. That's if you qualify for a 6.5% interest loan. The house you inquired about is listed way over $150,000. Distress sale or not, there is no bank that would accept anything that far below market. First lets see if we can find anything for you, then we can talk taxes, fences, amenities, etc. My suggestion would be to look at condos which are good buys right now. Many are in great neighborhoods and have access to pools, etc. If you would send me your e-mail address, I can e-mail listings for you to consider whether mobile homes or condos.
