Ravenna is a beautiful custom home community on the north end of Long Grove. They have a community well, are connected to lake county sewers, over 150 acres of natural prarie, with walking paths, a park a creek and several ponds. The homes are under 10 years old, and like many communities developed during the economic downturn, had some struggles initially which have been resolved. Meritus built some smaller semi custom homes in the community and did not require cedar roofing. The homes fit in the community architecturally and will be held to the same standards with any upgrades or changes.
The school district is top notch. Use due diligence and speak to the principals and office personnel at the schools to discuss the programs and opportunities for your family. There are opportunities available that are not included in just test scores. All of the feeder schools in Stevenson High School district prepare for a rewarding education and outstanding opportunities.

I live in Ravenna and my home is currently on the market at 7235 Roxbury Court. The water in our community is provided from a community well thru Aqua. they filter and soften the water and we have never had any complaints or problems. It is suitable to drink tap water and they test every year for safety and provide residents with the results. There is no odor or or discoloration. All of the homes are connected to lake county sewer system so there is no septic tank or field required in this community.

Ravenna is a community in Long Grove with approx 100 homes and over 150 acres of natural prairie land. It has a creek and ponds as well as walking paths and a park. Most of the homes are custom and under 10 years old. It is an amazing community, with fabulous schools and a great location not far from shopping and some large corporations.

There are so many beautiful areas and great homes in Long Grove, but I personally would avoid any busy street or noisy location. Your price range, your criteria and currently available home choices will help to narrow down the choices. You may want to also consider Killdeer and or Barrington. I can send you the best options in any of these areas. I have been selling homes here for 30 years. Call or email me if you want to discuss it....

Elementary: FREMONT District #: 79
Middle: FREMONT MIDDLE SCHOOL District #: 79
High: ADLAI E STEVENSON District #: 125

I live in unincorporated lake county, Fremont township woods of ivanhoe and my taxes are way lower than comparable properties in the area on a cost per thousand basis. If you have kids, factor in school preferences and are you golf community people or do you want a country acre, gentleman's estate home. If you want Stevenson HS, realize that parts of 60061 and 60060 attend there too. And price point too. $500-750k or $750-$1M makes a lot of difference.

As mentioned I listed and sold 5686 Rosos in 2009 and homes on that street are in the $850-1.2M range. All those are custom built and so if they have original15 yr old kitchens and baths, the new buyer spending a million can go for new construction and have input on finishes. It's a tough sell, needing jumbo loans and higher appraisal hurdles.

It is best to retain an Exclusive Buyer Agent on your side - as they are specialists - always on the buyer's side - never on the seller's..... There is no substitute for an expert researcher & negotiator - who doesn't try to "sell" you a property - but rather - works as your trusted advisor and true fiduciary - telling you about the negatives..
