I can confirm that the property is not listed in the Monmouth/Ocean Multiple Listing Service. Conceivably such a property could be rented for a $1,000/week, but since there is no Unit number identified, it is somewhat suspect. The posting itself was syndicated by Postlets, which has been used by less than scrupulous people to post false ads. If you attempt to go to the listing website for Mr. Muntz, it shows the post is no longer available. In addition, there is no one by the name of Wesley Muntz as a licensed real estate agent in the state of New Jersey. There is no owner in that complex who has the name of Muntz.

The advice is sound. If interested in a rental, speak to local realtor who knows the local market.

Marek I see you are inquiring about a few properties that come up as foreclosure in Long Branch.

These loan amounts are not necessarily the judgement amount as I said earlier. There are most likely liens that need to be satisfied.

If you are interested in foreclosure properties go to the sheriff's office and have them explain how to purchase a home at auction.

I will tell you to be cautious. Many of these houses have been vandalized and need a lot of money in repairs. The other caution is to get a title search done to find out if there are liens that you will inherit with the property. Also find out about any taxes that might be in arrears.

No house is without problems and despite what was previousy said, I believe that two years later you cannot sue the inspector or the previous homeowner for defects after you take possession of the house especially 2 years later. ... more

Dear Sitam --- I am familiar with the property. You have the street name incorrect, but it is in a fee-simple development at the beach. They bought the home for 325k back in 2005. they have unrealistically been asking over 400k, then high-300's once again on their own. It's worth it to that person what that person pays, but if you do your research, you can find a property similar or better in price, more sg ft, with amenities and more.
