Excellent question . . . obviously your head is spinning as radily as our heads are with all of these changes.

Yes, revisions have been made to the original plan that provide for potential homeowners to apply these mones to closing costs upfront as well as newly created (as of 5/29/2009) bridge loans are offer to potential homeowners for the totality of these costs, See .

As for a govenrnmental "link" that would provide u with guidance . . . well, my most popular is now resulting in a "site not found!" response.

The best advice that any of us can give is to consult with a Tax Pro for the most definitive reponse realizing that none of us can provide solid answers in this ever changing market.

Yes, and I would advise you to get the CO ASAP as Neptune Township is notorious for nitpicking before granting COs.

You can get some exotic and large homes in modular construction.

Your pricing assumptions are correct generally. They can also be built and ready for occupancy faster than a site built home, so that is a factor for some situations.

I like the much hardier standard construction elements you get in every modular, like 2 X 6 exterior wall framing vs. 2 X 4. You also get the latest and properly installed insulation even on the piping (where possible). And the other basics like plastic composite materials on face and freeze boards so it will never rot are just icing on the cake.

Antedotal information suggests they are also much more structurally sound and resist wind, earthquake and things like trees falling on them much better too.

You could try calling the listing agent. Her name is susan and her number is 732-771-4533. she might know if there's an oil tank on the property.
Otherwise, you would have to put in an offer and perform a sweep of the property yourself to find out.
If you are seriously considering it, you might want to get yourself a buyers agent to represent you though. If you search "dual agency" on this website you will get lots of opinions regarding having the listing agent represent you as your buyers agent, too.
