Just because an offer is made.... it does not obligate the seller to sell to that person. If no papers were signed, the seller can sell to whomever they want. Until you have a fully executed contract, you have nothing.

Los Altos is the "suburbs" of Long Beach. You will need to work with a Broker that lives and works in the area. I would be glad to educate you on the area and its surroundings. We have everything here from Shopping, Dining, great schools, parks and a overall wonderful community. I believe it to be very safe and walkable. I personally go jogging or for a walk at all times of the day and sometimes after dark. This is a very desirable area of Long Beach. Homes in this area have maintained their values and are on the rise. This would be a solid buy in a great area. Please call me if you have any other questions.

Some of these are designated and gated parking areas, inside unit washer and dryer, as well as any interior updates. Depending on what your price range is, there are some really nice homes in Signal Hill. Signal Hill has great parks, shopping and easy access to the freeway. The Los Altos area is very desirable. I would say that this area is the suburbs of Long Beach if you can imagine that. Long Beach is very diverse. It depends on where you're located and whether most of the properties around you have pools and spas. If you were located in Arizona or Nevada for example, a pool is de rigeur and would be necessary for your property to be competitive. In 90803, pools are less common and wouldn't add much to the value -- if anything. In fact some buyers may not be interested in your property if it has a pool or spa. ... more

Congratulations on you and your boyfriend taking the next step!

As many of my colleagues have stated, buying is usually always going to be better than renting. You are no longer paying someone else's mortgage, you are paying your own.

One thing to really keep in mind when buying a condo is the HOA. This can be one of the biggest drawbacks of condo living. When looking for a condo, you will want to know how many homeowners are in default, how many units are non-owner occupied and most importantly, how much the complex has in reserves.

Financing will also be key. You want to make sure you really explore your options and look into any programs you and/or your boyfriend may qualify for.

Some lenders offer niche portfolio products while others don't. Some have better rates while others are higher. Some sites only give you the same 3-8 lenders (who advertise there) so you always get the same offers.
The most important part I feel is that you feel confident with the lender or loan officer. By confident, I mean someone who can close your deal on time, provides stellar communication throughout the process to you and the agents, and you get the right loan product. That way, everybody wins, the seller, buyer, realtors and lender.
A realtor referral is great as that shows their lender has experience and trust in their team, but you should not dismiss all the other offers without at least contacting them. It's the same as picking out your realtor to work with. It's a process as to whom you feel most comfortable working with.
As a loan officer, I know some of the company's who provide outstanding service and rates along with good reviews are not always the big banks you tend to see.

Your best bet is to talk with a lender. A good lender will go over your credit and income and put you on the right track to buy a home whether you are ready to do so now or if you need time to work on getting your ducks in a row. I have two very good lenders that I refer to people. I have worked with both of them to close many transactions. Both are very knowledgeable and I am certain that they can help you. Let me know if you want that referral.
