Hire a Realtor to program you in the multiple listing service for the price range and area/features you desire. Then each time a listing goes on the market listed by all brokers that fit your search parameters you will get an e-mail and so will your agent. Your agent should then immediately preview it for you and let you know what kind of condition it is in and then you can decide if you want to look at it and move forward. The best deals on the hot new listings have multiple offers within a few days of being entered. Speed is of the essence. Commission is negotiable. Normally the owner/landlord will pay the commission. In most cases, it is one months rent paid by the owner/landlord to the listing agent.
