I actually purchased in Rex, GA. Purchasing this home with Crown communities has been one of the most stressful things I've ever done. As a first time home buyer, I didn't know what to expect. I did know that the experience should not have gone like this. Initially the wrong bricks and trim were placed on our home. They claimed that it was system error and that nothing could be done. Our options were to move to another lot and start building again or accept it. We accepted it with conditions that they would upgrade our staircase to the wrought iron and spindles and also add a deck to our backyard because of the drop off. Building resumed until our next hurdle, our first walk through. There were numerous repairs that needed to be made, some cosmetic and some mechanical. On the second walk through, which was 2 hours before our closing, we arrived to find that the house was in worse shape than it was from the previous walk through just 3 days before. The appliances weren't installed and we did not have gas or water. The back splash had just been completed that day and the contractor had left their trash and debris everywhere in the kitchen. We were then informed that the back splash and the counter tops were installed incorrectly and that they would have to repaired...again, this is on our closing day. We completed a WCA with the Superintendent and were informed that these items would be completed within the week. Fast forward to about 2 weeks later, the repairs have finally been completed and we were informed that a cleaning crew would come to clean the kitchen from the debris and grout left by the same contractors. I took off work today and no one showed up. I have yet to even receive a call stating that they may have been running late or that they need to reschedule. Throughout this process, I have emailed numerous contacts at the Crown corporate office, to no avail. Crown has no regard in satisfying its customers at all. I will make sure that no one I know, friend or family, ever lays another brick with this company. ... more

It's not more expensive. Just time consuming and most people are not dynamic planners. So they find the process difficult. If you are looking for a rancher that you can customize. You should definitely give me a call. I have a team of Rehabbers and funding for rehab projects. Once the project is complete, you can assume the home directly from me.

It would be very difficult to put a number on it. Also depends on what's on the other side of the property line and fence. Probably wouldn't have much of an effect on the price of the home. If you like the house, don't let that stop you from buying it! Just make sure you know where the true lines are in case of a dispute. ... more

All mortgage programs are going to require that EACH borrower meet the minimum credit score requirement for the loan program. You cannot use a Co-Signer to offset a bad credit score. For an FHA mortgage, most lenders require a 640+ credit score for the last 3-4 years now.

Prospect Mortgage is one of the few direct lenders to offer an FHA 580-639 FICO loan program. Credit profile is a major factor in a mortgage approval. Generally, there should be no late payments, new collections accounts/charge-offs/liens/judgments in the last 12 months. It is required that all open collection accounts must be paid in full if their cumulative balances exceed $1,000.

The 3.5% minimum down payment can be from the borrowers own funds or it can be gifted from a family member. Two months of reserves for the PITI (Principal + Interest + Taxes + Insurance) payment + HOA Dues will be required. This must be from the borrower’s own funds and not a gift. FHA loans will allow a seller contribution toward closing costs/pre-paids of up to 6% of the sales price.

To begin improving your credit score, you would need to contact each of your creditors directly to see what your options are. Paying off derogatory debt will help improve your credit score in the long run, but not immediately.

With collection accounts, most of the damage is done when they are initially placed on your credit report. Some collection companies are now reporting you are late each month the debt goes unpaid. This continues to drag on many people’s credit scores each month until the debt is paid in full. Until you do that, your credit score has little chance of improving.

In exchange for paying the collection account in full, you can try to negotiate to have them completely remove the derogatory item once the payment is received. Some collection agencies will do this, while others will not. You will just have to ask each one and see. If they will not remove it, just having it paid and closed will help in the long run.

All liens and judgments will also need to be paid in full. These impact the title position of a mortgage so they must be satisfied.

It is very important that you be VERY careful in disputing accounts. You cannot dispute accounts which you know to be accurate. For a mortgage, you cannot have an active and open account that has a disputed status. Fannie Mae/Freddie Mac/HUD all have very specific guidelines to be following when a borrower has an account in a disputed status. In some cases, it could cause you not to be able to qualify.

To build positive credit, you typically need to have 2-3 trade lines reporting for 12-24 months. There should be no late payments or other derogatory items reported in the last 12-24 months. On your Revolving credit accounts, your outstanding balance on your monthly statement should not exceed 30% of the credit limit.

Hi, You should never rely on a website to properly value your home. Unfortunately, there is a lot of inaccurate info on these sites. Although some is accurate you are better off having a local agent do a comparative market analysis. They will analyze data that is pulled directly from the local MLS, which happens to be the most accurate info. Another important factor is they should really see the home in question and if you want to take it further, the comps as well. That usually can't happen because the homes have already sold but that is technically how it should be done.

Unless the house has been sitting on the market for a long while, it is, imo, doubtful that the seller will "hold" the house for you, and take it off the market, for up to 2 months while you wait to hear the outcome of your disability case.

That being said, there might be some things you can do to make yourself more attractive to the seller.

1. have an agent (I assume this is a listed property) write up the offer to show your sincere interest - even though it will be congtingent on the decision letter - having an offer in writing shows you're serious - make it a "good" offer

2. you might, as part of your offer, want to offer some non-refundable deposit as an incentive...but that's totally up to your comfort level and ability to do so

3. or - allow/ask the seller to accept your offer, but keep the home actvie on the market.......you would either have to remove your contingency if another offer comes along, before your decision letter comes in, or allow it to be sold to another buyer
