You can get home loan if you have 550+ credit score under FHA. Some lenders offer mortgages for lower credit score also. Your 2nd Q is not clear. Let your lender pull your credit and ask for all the options. Once they pull your credit your lender can explain you what options are available for you if not they can guide you until you are ready for home loan .
The other option will be portfolio lending. Where you can get loan but interest rate will be higher.

There certainly are some good values out there, but as Keith & Ute have indicated, the bank contracts & addenda definitely favor the banks & take precendence over anything you may have put in your offer.
Do take the time to read & re-read things & for your agent to read carefully. Check on the earnest moeny requirements carefully.
& be aware that banks operate on their own time schedule. Many do not respond in a timely fashion.

The information is available at the County Clerk/Recorders office on the second floor of the Logan County Courthouse, normally in a short period of time after the sale. A copy of the Deed will be available sometime later at the Assessor's office in the John Logan Building on McLean Street.
