I do have loan programs that can be used in combination of purchasing the house and repairs. The equity that you have in the house can be used for the down payment.

If your default has been eliminated, you should request that the lender record a Notice of Rescission which is a written document that cancels or annuls the effect of a notice of default. If you buy a mobile home on leased land, remember the landlord can raise the rent, as high as he wants, when ever he wants.
You want to own the land and the mobile.

If you know where there is a lot of land, and want to put a new mobile home on it. I have a loan that will wrap the land and the mobile home plus the cost of improvements all in one package. There is a low 3.5% Down payment and the APR is about 4.3-4.8% (note rates 3.5 % to 4%)
It is called a "One Time Close" because you just find the lot, find the mobile or manufactured home (Can be used for stick built as well.)

Both of these statement CAN NOT BE TRUE at the same time.
If it is a "Pocket Listing" it is NOT in the MLS therefore, by choice, not being offered to EVERYONE via the MLS.
This was a choice the SELLER made, not the agent.
So, Sarah, I'm obligated to ask, "How did you find out about this property?" Do you have a link?
Finally, I rely on pocket listing HEAVILY. Guess what, these homes sell fast and fair.
You would be well advised to connect with a multi-dimensional professional who has conduits into the four invisible markets that PRECEDE the MLS.
Be aware, this action is being driven by the irresponsible behavior of web sites like Zillow and Trulia. The best way to maintain control of the homes data, and not create great peril for the new owner (and eliminating potential litigation) is to rely on the network of MOTIVATED buyers and agents who wish to protect both the buyer and seller and bypass the anarchy of misinformation created when control of the data is lost.
No one doubts your qualification to buy. However, that has little bearing on finding the best homes for sale. That depends on privilege of membership. Sign up with a LODI REALTOR and you too will get a "FIRST LOOK."

do some research there are some good programs out there for 1st time home buyers, some lenders will take low fico scores however your interest rate might not be as low as you might want it to be, it all depends on what you are looking for and making sure it fits your budget.

Hello Joyce like Ryan said not trafic you are looking at about 40 min, my commute from Galt to Midtown Sac on the worse side of the time is about one hour and on the best side of the clock no traffic I am doing about 25 min...

Thanks for inquiring about customizing your Search so that you only get the homes that fit your criteria sent to you. I'm not sure if you're registered on Zip Realty's website or not, and I did try to find your name on my account platform, hoping I could adjust your search criteria, but couldn't find your name on my list. If you are on Zip's site, we can customize your search for you. Or, you can also do your own customization by limiting it to specific Zip codes, such as 95240, 95242, 95212, etc.... or by city. You can also set the minimum square footage, but unfortunately not the maximum square footage at this time. And you can set the year built, such as 2005, so that nothing built before 2005 will appear on your list of homes. The only glitch with this is that if the listing agent did not enter the Year Built on the MLS (sometimes happens), that house might not show up in your search, but those are rare occasions.
