Will you be financing your home or paying cash? If paying cash, you can close in less than 2 weeks. If you are financing, you're looking at 28-45 days depending on the lender. It may take you a little longer to actually find the home that works for you rather than closing on the home.

I think we are going to start seeing more of this in the coming times. Sellers who are a little under and need to move and buyers who's credit has a ding but should be corrected in a year or 2. I just went to a seminar and I do think to some degree this will start becoming a bit more common again. Just be absolutely sure you have someone who knows what they are doing regarding this or it can go haywire quick!!!

I suggest you post your interest on Craigs list and find a Realtor that is familiar with the process to seal the deal!!! good luck
