Hi Sarah:

I would suggest maybe focusing your search to Davenport and Kissimmee areas. In the $50K to $60K range that you mentioned. The reason is these cities are both very close to Orlando & in a lot of communities closer to Disney than Orlando itself.

Both these cities are mostly built around vacationers so as a result the communities mostly have resort like amenities.

Here is the link to some condos in these areas so you can get a feel for what you can expect:,41086/minprice/50000/maxprice/80000/beds/2/propertytype/CONDO/listingtype/Resale+New,Foreclosure+Bank+Owned,Short+Sale/sort/price+asc/

We have sold countless homes, condos and town homes in these areas as well as Orlando so feel free to call, text or email me with any questions and we would be more than happy to help.

Take care,

Most residential lease ideally provide all the terms agreed to by the landlord and tenant. Review that one and the agreement that you have with your property manager. I am sure that you will find the answer on it.

Hi Sarah and Tom,

Is always a good idea to buy a property in a residential community with a lot of different amenities.
Usually is a small town that is composed mostly of residents and association's employees.

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

This is Active With Contract. That officially means there is a binding contract between the seller and a buyer and that back up contracts are being sought. Although I have done a number of these, I’ve never seen a seller actually sign a binding back up. So, in reality it is just an excuse for the listing agent to keep it on the market and generate more leads from unsuspecting buyers.

As noted the HOA is $622 per quarter.

Since you say your credit is back on track, it is likely that your ability to obtain conventional financing may be hindered. However, there are other ways to purchase property outside of conventional financing. We have programs for those with bruised credit who would not otherwise be able to buy a home the traditional way. If you have funds available for a down payment, you can often quality for a home through a Lease Purchase Agreement or with Owner financing.
I am a local real estate investor with many associations in the Orlando market. Those associations give me access to properties throughout the area.
If you would like to explore alternatives ways to home ownership, please contact me. I would be more than happy to assist you in finding a home suitable to your needs.

Fred is correct! This business is about working relationships. It is important that you like your agent, along with them fitting all of the requirements. There are a lot of steps to purchasing a home. I have a great Buyers packet that I can email to you. It is filled with great information on every step from A-Z. Once you get through that then we can set you up with a direct lender to avoid junk fees. Feel free to email and I will get that over to you right away! Good Luck!
