I would suggest maybe focusing your search to Davenport and Kissimmee areas. In the $50K to $60K range that you mentioned. The reason is these cities are both very close to Orlando & in a lot of communities closer to Disney than Orlando itself.

Both these cities are mostly built around vacationers so as a result the communities mostly have resort like amenities.

Most residential lease ideally provide all the terms agreed to by the landlord and tenant. Review that one and the agreement that you have with your property manager. I am sure that you will find the answer on it.

This is Active With Contract. That officially means there is a binding contract between the seller and a buyer and that back up contracts are being sought. Although I have done a number of these, I’ve never seen a seller actually sign a binding back up. So, in reality it is just an excuse for the listing agent to keep it on the market and generate more leads from unsuspecting buyers.

As noted the HOA is $622 per quarter.

Since you say your credit is back on track, it is likely that your ability to obtain conventional financing may be hindered. However, there are other ways to purchase property outside of conventional financing. We have programs for those with bruised credit who would not otherwise be able to buy a home the traditional way. If you have funds available for a down payment, you can often quality for a home through a Lease Purchase Agreement or with Owner financing.

Fred is correct! This business is about working relationships. It is important that you like your agent, along with them fitting all of the requirements. There are a lot of steps to purchasing a home. I have a great Buyers packet that I can email to you. It is filled with great information on every step from A-Z.
