Hello Althetaxman, if it is priced right they are selling quickly but there are other factors. The 2bd 1ba single family homes are priced from 525k for 896sf and up. How many bedrooms, bathrooms and square footage are you speaking?

Any agent can run a CMA, comparative market analysis, which will give you the market price to start and go from there. Are you selling and moving up locally or have to close con-currently as those types of transactions can take a moment longer.

You should consult with agents and loan officers to know all your perimeters to make an informed decision.

Pretty much everyone around here knows that "brown is the new green", but I agree that it reduces curb appeal. If I had a seller with this issue, I might suggest some inexpensive, drought friendly landscaping options if there was a budget to do that. The people in my neighborhood have signs on their lawns saying "brown is the new green" and that helps I think with the fact that the lawns look so terrible. ... more

No doubt your home value will rise as a mass transit system like BART is a huge advantage to most! With that said, I would say if you sell now or after the BART station goes in, your home value will be there or be more! All economic indicators would say a 4-10% real estate appreciation should happen over the next 3-5 years in all Bay Area, East Bay & Central Valley areas of California. Rjstrada - when you state your mortgage is going up $300, I'm guessing this is due to a shortfall in your impound's highly unlikely you have an adjustable VA loan so this increase is only temporary, or should be!

Re renting out your home, this shouldn't be an issue whatsoever....

This is a much better idea than looking at a short sale or foreclosure!

Rivers Bend Circle is the O'Brien Groups new home development off of Arroyo in Livermore... They have been steadily reducing prices .... big time, since 2007 .... as they are trying desperately to close out the subdivision. So they have been listing, on MLS .... a number of their homes on Rivers Bend. Seems like they post a new one every day...
