If you go to Zillow.com, at the bottom of the listing it states: Listing Provided by: Judy Nelson, Adkins, McNeill, Smith & Associates Realtors, phone number, Source: iHOUSEweb, Inc. How did iHOUSEweb, Inc. get the listing information? Zillow, Trulia, etc. gets listing informtion from various sources - including iHOUSEweb, Inc.

Zillow and Trulia are the same company now. Zillow bought out Trulia about 2 years ago.

Regardless of third party authorization, the offer should come to you first. Period. The third party authorization is for your Realtor or attorney to discuss paperwork to be submitted on your behalf for the shortsale. Your agent should not be submitting anything without your approval or knowledge,

Something sounds fishy to me if the Realtor is submitting an offer behind your back on your behalf.
I would demand that she bring that offer to your attention immediately.

Although you own the house on paper, the bank will be making the decision on whether or not to accept what is presented. I would say present no matter what offer comes in to get the ball rolling with the bank, but if you have no idea of the offer, still sounds fishy.

There are a whole host of problems with this. Address the offer first with your Realtor, see if that Realtor is also the selling agent... at that point, who is buying it?

The distressed property market continues to influence housing values in just about every market. I experienced similar situations this year with buyers on two non-distressed properties. As a seller's agent I had to prove the value related to the houses to the buyer's agents, and I actually completed a BPO for an agent on one of the houses. Having showings is not enough in this market. I typically call all the agents who showed the properties and learn their buyer clients motivation, what is important to their client, and what can I do to negotiate a deal with them and their buyer. This is an outstanding opportunity for me to add credibility to a price and showcase features that an agent may have overlooked during a showing. I was also successful with negotiating the commission down on the other property by a .50% (both sides) resulting in a win/win situation for all involved parties. ... more
