Just one opinion ---- an aspect that reduces the buyer pool at resale may impact value when the time comes to sell. With a non-age restricted property, you will appeal to a larger buyer pool when that time comes. ... more

Hi Lisa,

The probability of your loan being approved is not related to the additional documentation requested by the lender. It is very common for banks to come back and request additional documentation throughout the approval process. Key factors of approval are credit score, income, current debt, etc. In the current lending environment, banks are very thorough, and require extremely detailed information on your current financial status. Good luck with your home purchase!

Cavine answered:
I am trying to sell my home as a Short Sale. I've been trying for the last 2 years. I had a buyer that signed a contract in May 2012 for full asking price, set by the bank. 8 months later in January 2013, we think we're close to closing. The bank asked for a HUD1 statement and his lender information. 2 days later, my attorney was told by the bank that they had upped the asking price by $9,000. The buyer gave up and walked away. He waited 8 months. As for pricing of the home, even though it's in my name, the bank sets the price. My home is being sold "as is", but it had been totally redone when I bought it in 2005. There are holes from 2 TV's that were wall mounted that have to be repaired and 1 hole from a mirror that needs to be spackled. Everything is new in the house except the air handler. The homes that are for sale in the development are priced at least $10,000 lower and are bigger, yet not updated. The bank has done approximately 8 appraisals in the 2 years it's been on the market. This is the 2nd year the house has sat empty during the winter, yet the bank rejects the full asking price offer and raised the price by $9,000. It's not usually the seller that sets the Short Sale price, it's the bank. ... more

I have summered on a lagoon front and back property for the past 40 years and the bugs are less and less each year . I would put on repellant prior to running and no issues even when sweating in the sun. The monarch butterfies in September are stunningly beautifull. The green flies seem to be only in undeveloped areas and the marshes heading out to the bay, not near the house

Les33 answered:
It may seem like a lot of homes but Little Egg Harbor is a very big township and there has been a lot of new developments added over the past 10 years. There are no more homes here than in other large townships in the rest of NJ. I agree the flys are a nuisance but would rather deal with them than be closer to the nuclear plant farther up the coast. The great bay is very clean, cleaner than barnegat, in my opinion.
Also checks the obits, there have been quite a few seniors passing away weekly in LEH.
As a weekender with a vacation home here it is nice and quiet and we enjoy every minute of it!

I live on the water in Bayville and know the area with over 28+ Years of Full Time Experience. Agents from Barnegat south will say that mosquitoes and flys exist everywhere. When they tell you that ask them why their are no black boxes to control the problem north of Barnegat. Your honest Realtor. give me a call on my cell.

You want to buy in Lacey, Bayville or Toms River. Prices on the water start around 275K. If you buy a home in Stafford or Little egg for 200k you will be very sorry the flys are so bad you have to stay in doors on many days. I live on the water and know waterfront homes. Give me a call on my cell.
