Hello, Honestly there are so many options that it would be impossible to go into them here. There are not that many options with no money down unless you or your spouse are Vets, a doctor, or you buy a home that qualifies for USDA. The only other options involve local grants and subsidies which some people can qualify for. I would be happy to delve into your situation more to be able to present you with some options. Just another Govnmt program to put Joe the taxpayer on the hook for people who made bad decisions. After buying with no money down, using the home as a revolving ATM or both people are in shock that their inderwater. Seems they always look to pass off the blame to their neighboors by taking their tax dollars. What about the poor folks who continued to rent during the bubble. They knew what they could afford and didn't liston the the realtor or mortgage guy telling them what they could afford. I say toss them out and let those who were prudent reap the benefit of a lower home price. Keeping people from walking away by writing down the principle is rewarding bad decisions and bad behaviour. It's unfair to those who were and are responsible homeowners ... more

I'd be happy to provide an "est. value" of your home. There are at least a thousand Realtors in the Lititz/Lancaster area who would love to answer your question. I wonder how many really care enough about you to really help though.

My question is, "Why do you want to know?" There is a reason your asking. If you can help me understand what your trying to achieve, I can help you achieve it.

Final thought... whatever the "est. value" is, it will eventually be determined by "what the market will bear". If you want to maximize the value of your investment, you need an expert. I'd love to listen.

No you are not obligated. I recently refinaced a past customer that was ofered 5.0% by there current lender. They called me and I did it a 4.5%. The only downside is you will probably have to pay for another appraisal. Rates are now down to 4.25%.
