Rent with option to buy is great for a seller in many ways:

You usually have a renter whom treats the home as if it is their own because hopefully it will soon be their own home.

You usually get list price for the home with very little negotiating of the price.

You get a large payment upfront.

As a consumer, I would claim about that deception! I would! Serious mold issues are just that, serious. Mold is airborne and a big concern in the industry has been agents listing these distressed properties without any mention on the MLS as to the extent of mold in the home. Agents have been bringing clients into these homes only to find out once they are already inside that there are very extensive mold issues. Agents who list these homes need to make note of this on the MLS and agents showing them should take the precautions necessary. The other two agents answered your questions.
