are a couple lenders with in-house programs. FHA and HUD have begun to accept mobile home financing again as weil. There are age of home requirements and some programs still will not finance a single wide home. With variations in guidelines...shop, shop, shop. When a lender says no...it may be the property not fitting the lending products offered....and not your credit score. Lake Nokomis is a HUGH Reservoir connnected with the Rice and Tomahawk Rivers and the Rice Reservoir. There are many pubs and eateries around the lake.

THere are several pubs accessible by boat:
Nokomis Pub & Eatery, Boomba Bar, Shaeffer's Wharf, Bootleggers, WIndmill ice cream and many more (check with local Chamber of Commerce for complete listing). There are bike trails, ATV trails, ski trails and snowmobile trails throughout the area. There are also Golf courses nearby.

Along the bike trail near Bootleggers restaurant there is a WIndmill ice cream shop right on the bike trail and there is waterfront parking there as well as auto parking. On a hot summer day it is a very busy place.
Downtown Tomahawk has several quaint shops and nearby cites are Rhinelander and Minocqua.

There are many things to do around the area.

The lake levels are high in the spring time. IN mid july, the WVI sells some water for Kayak races in Wausau. levels drop slightly. Levels after that may stay same or go up.

IN the fall, starting around September, the lake levels slowly drop down. Depending on rainfall and other factors, it may be slight or drasticly reduced by November. A year ago the water levels were high until November.

The water levels throughout the summer are usually good, especially for boating and fishing.

I spent many years on Lake Nokomis, the above describes a trend. In winter, people snowmobile and ice fish in parts of the lake. The summers here are best. It is a big lake. Some use to have pontoon boat parties with several boats tied side by side together.
