UpNest Top Realtors answered:
Hello, be sure to get it listed on the MLS. Only agents have access, but you could also pay for what's called a flat fee listing service if you want to sell by owner (generally not a good idea). We created UpNest (http://www.upnest.com) to help home sellers get the best value possible. All you have to do is submit a few details about your home, and we'll invite several top local agents to submit proposals to you. Since agents are competing to earn your listing, they bring out their best commission rates and value added services, saving you a lot of money. There's no risk to try us at all, and it's completely free for you. http://www.upnest.com Good luck! ... more

Did you have your property listed for sale with a REALTOR? If so, what kind of activity did you get? Did you have any showings? Did buyers/buyer's agents give you feedback? What is the market like in that area? Are other similar properties selling? Sounds like you may need a new agent and an updated market analysis.

P.S. I got married at Pemaquid point light in Sept. 1994. I LOVE it there. :) I'm sure your property is gorgeous. Wish I had the $$ to buy it from you.

Hi, the listing should appear on the site if the MLS has an agreement with Trulia. Otherwise, your agent can post it manually.

Hi, Trulia is an agent only platform at this time, all listings must be through a broker. there are other sites that syndicate to Trulia but if fsbo it will get blocked.

You should find a local Realtor who is experienced with new construction marketing. Be sure that they have a team that can properly service your homes (with being open on the weekends). I can tell you from experience that selling new construction is a full time job. It takes specialized marketing and a lot of knowledge on the construction process. If you are really lucky you can find someone who can help you streamline the color selection process & help keep the buyers happy & off your back so you can stay busy building. ... more

You may want to contact Trulia customer service. I'm not sure that they monitor these boards for that type of issue.

Hi Trudy,
The property listed on 358 Howe Road, Whitefield is just off the Vigue Road. It is a great double wide with many new upgrades, paint, plumbing and fixtures. It sits back off the road on a very nice lot. Please give me a call if you would like to see it soon.

Hi David,
I am assuming you may have already contacted a local realtor. The answer to your question is yes
you can bid lower, The seller than has to negotiate the sale price with the lender. This property was under contract and I looked into it for another customer. I think it is a very good buy even at the full asking price.
You should be advised that short sales can take longer than less complicated transactions but they can realy pay off in the end.

Ronald Hutchins answered:
I'd say Rick and Dorothea have given some solid advice. There should have been a date on the extension agreement in which the sellers had to reply (accept or refuse). If you still want the home than Dorothea's advice is good to move things along. If you've had enough and just want to know where you really stand, Rick is right. In both scenerios, get a lawyer.

Now, there is one more step to take before you call a lawyer. Every real estate office in Maine has a Designated Broker. Generally this is the owner of the office. It is their license that is at stake here too. Call and ask for the DB and explain your situation, he/she may not be aware of what is taking place. Give the DB the chance to respond and be sure to let them know you'll be intouch with the Maine Real Estate Commission if you are not satisfied with the outcome. Good luck.
