It depends if you are getting a mortgage loan or paying cash. If getting financing, lenders will NOT give you a loan unless you have a job in your new location.

If your new job is salaried and issues a W2, lenders just need an employment contract to pre approve you and 1 month of paystubs by the time you close. If you are issued a 1099 which is for independent contractors, self employed, then you need 2 years employment + tax returns. ... more

I worked with horizon for a couple years. I wish the owner Edie was still running things but I believe Meridith Hospitality bought them out. But if you decide to rent your home and its within my price range let me know at I am a modest mom with a husband that would love to treat your home as our own and treat it with the respect your grandfather would approve of. At this time, unfortunately, we currently do not have listings for rent to own homes. You may try your luck though and search our website using the Keyword section of the search filter which can be found in the All Filters button. However, these listings are extremely rare.

Please follow these steps to begin your home search:

1. Click the "Rent' tab at the top of our homepage.
2. Enter your desired city and state in the search bar and hit Enter.
3. Click 'Max Price' to select what your highest price would be to pay for a home. Click 'Min Price' to set the lowest price you would pay.
4. Click 'More Filters'.
5. Select your preferred property type, square footage, etc.
6. Click the red 'Apply' button.

This will begin to pull up listings that are more tailored to what you are looking for.

Be very cautious. There are an awful lot of scams out there, I would ask the alleged owner directly why the discrepancy exists and ask for proof of ownership. Even a deed document can be forged. If they are scammers this question will most likely make them disappear. If not, they will find someway to prove that they own the property. Just politely explain that you have seen a lot of questionable listings and you are trying to do your due diligence. ... more

There is a big difference in the vacancy rates between the two differing rentals and vacation rentals will vary depending on time of year and location.

We LOVE Olivia beach - an exclusive eco-friendly neighborhood with beach access, community swimming pool opening in June, sand volleyball court, playground and community park, and darling nantucket look houses. We have had a house there since 2011 which we've just put on the market as we're having a bigger house built at olivia beach. We looked for two years for a house and neighborhood that we liked and we couldn't be happier with Olivia beach - its very walkable and safe for kids which is big for us. It's also great if you want to rent out your house as a vacation rental to cover expenses as they have onsite management. We liked Roads End but I didn't like how busy Logan Road was for the kids. And I have to give a shout out to Sandra Lamb- who was our realtor when we were looking and had the patience of a saint! We must have looked at 100 houses, got into bidding wars, had houses fall apart after inspection (fires! flooding! subsidence!). She was great through it all! Hope that helps! ... more

This house has electric heat and the average bill is $40 per month with a high bill of $85 according to Pacific Power & Light. However, the owner of record has a different mailing address and may only use the home occasionally so if you plan to live in it full time and enjoy lake view year around, your bill would probably be higher.

I surf here on the Oregon coast. I also have a few properties available that are near some really good waves and are way below market value. There are a couple of nice beach breaks in lincoln city. Nelscott area would be perfect for you. There are a few good beach breaks that range anywhere from waist high mellow waves . . . to some heavy hitting overhead barrels when the storms roll in. There is also a big wave competition on the Nelscott Reef every year that you would be able to watch to make you feel at home. I have a property for sale on SW Beach street in lincoln city within 1-3 minutes walking distance to 2 nice beach breaks. Cheack out SW Beach street online near the Sand Castle motel in lincoln city 97367. If you are interested in the area give me a call and I would love to tell you about the property. 541-995-0011.
