Patricia...the best value will be listing your home with an agent who can get your home sold at market value in your timeframe .A lot will depend on the condition of your home....homes in outstanding condition and priced right will sell quickly....sometimes in less than 24hrs and with multiple offers. These homes are generally listed with agents who charge 6,7,or 8% commissions who have dug deep into sales data to determine pricing and work their respective market areas daily and know what your competition has in regard to floorplans and amenities....

Excellent observations Don! Photos are so critical and first impression is key (through the photos). You want to give the 'I got to see this home' appearance and the pictures are the way to do this.

Hi Steve. I have heard a few different methods, most of which involve logging on to a site that will tell you, but it's very general that way - ya know, the average appreciation for the Brookwood High School area from this year to that year was some percentage. When asked that, the best way I found is to go into GaMLS and pull sold properties for an area and basically do a CMA. It needs to be GaMLS because FMLS only goes back about 3 years.
