Are you looking for a house, townhouse or a condo? Some of the 55+ communities have all three, but smaller, cozy ones are only consist of either homes or condos. I live in Boca Raton and my 55+ community has only 44 single family homes with decent size backyards, but you don't have to worry about cutting the grass and bushes: community does it for you as well as it takes care of a community pool and a hot tub.
You have to figure out what you like first and it's not a problem to find you suitable property for your money. :o)

However, I can respond to the question about disclosure of defects. FL homeowners are required to disclose to buyers facts or conditions about the property that have a substantial impact on it's value or desirability that are not readily observable. Aluminum wiring would fall into that category.

This is a perfect example as to what can happen when people go the FSBO (for sale by owner) route vs hiring a professional agent with experience handling these and other types of issues. Not all closings are smooth sailing.

Not sure I understand your question. If a home owner is wanting to remodel a house, you'll need to call your local building department and find out what permits you need, based on what you're wanting to do. You can try to research it yourself on your city or county's website. Here in CO you need a permit if you're adding SF to the house, or adding rooms or bathrooms (such as finishing a basement). But if you're just remodeling what's there -- like updating an existing bathroom, I don't think you need a permit for that. But you should double check. ... more

You are going to get a lot of suggestions, but after having got cheated, my best advice is to get references, and go see the property that the contractors are claiming they did work on. Doing the work, and guaranteeing their work, are both very important.
Any contractor that is reputable will have 2-3 current references....
