While there are seasons in selling, the current reality is that inventories are still so low that well presented homes and condos are selling anytime. I just had a multiple offer sale in Sammamish and had a buyer miss out on a multiple offer house in Redmond.
My suggestion for timing will have more to do with your needs and plans than the calendar. I'd be happy to explore options with you at no cost or obligation as would any other local Broker's who may respond.

If you are ready to sell ~ then sell. A massive ad campaign can break all norms. Yes, most sellers sell in the spring and summer, which means competition from other seller. On the other hand, buyers are looking year-round.

However, if you are near a summer lake or ski resort area, it would be best consult the local real estate pros for their thoughts. If the property is located in the suburbs or inner cities, I would hire the best agent and start preparing your home for sale.

-82 Homes on the market
-24 Homes with accepted offers
29.3% pending ratio- this means nearly 1/3 of the homes on the market have already received and accepted an offer!
- Average Sale Price = $349,876
-Average List Price to Sale Price is 97.6% of the seller's asking price!

Interesting history on this property. Last time it actually sold was April of 2005 for a price of $329,900. The house came back on the market in July of 2009 priced at $389,900, reduced to 369,900 and expired in April of 2010. It was relisted with another company as a distressed sale in June of 2010 at $299,990 and reduced to $294,500. This last and final listing expired in November or 2010. It appears to be have been vacant since then, but is still in the owners name. Time will tell... ... more
