Based upon what you wrote, I wonder if you and the seller closed with or without an escrow/title company. (I suspect the latter.) You probably should hire a real-estate attorney, and do a title search. You have to look at the comps. for that area and base your offer on thet number. Sellers have different reasons when pricing a property and that doesn’t necessarily reflect value, you have to look at actual sales as does are numbers that someone was willing to pay for that property and ultimately that is the value.
