You really need an attorney to verify exactly what your contract says but chances are you still have every right to buy the house. Normally the inspection contingency is yours to use, not the seller's. They can either IN WRITING agree to a resolution or decline do anything but they can't just kill the sale. You can depending on whether or not you're willing to accept the seller's response to your inspection requests.

Do you love this house enough to go to court over it? I know inventory is tight in KC and STL right now but you really need to think long and hard about whether you really want this house that badly or if fighting for it is just going to leave a bad taste in your mouth.

Banks will require a minimum 620 credit score for a FHA loan. If you go through a Mortgage company, many of them only require a 580 credit score for approval for a FHA loan. I just bought a house and went through a Mortgage company and not a big bank. They're much more flexible and willing to find the loan that works for your situation. ... more

Since you are specifically interested in this one area, I recommend you look online for an established agency in the area, look at agent bios and contact one or two. Usually there are multiple listing services that service areas and realtors will be able to view what is active. In addition, they may be able to set you up in an auto email that will allow you to see immediately what has come to market. The main problem you face is that generally, rentals come on the market closer to when they will be occupied. It is a different time factor than marketing a home. So if something were available now, chances are they would not want to wait for occupancy by the summer.
