Alan May answered:
Are you asking how/when you real estate agent gets paid?

Typically, we are paid at the closing, from the proceeds of your sale. Hopefully you're making enough profit that will include the real estate commission as well as any closing costs. ... more

I'm a former realtor - not currently active but I can tell you what you're missing and why those realtors are saying "look at the comps!" Here's the hidden truth:

Most buyers need financing - they are not paying you 100% cash. Therefore, the lenders who provide the mortgage loans require every buyer to pay for an appraisal. The appraiser determines what your home is worth and tells the lender. The lender tells the buyer your home is worth $xxx.00 and the loan will ONLY be for that amount - what the appraiser said. Lenders refuse to give extra money to buyers just because you think your house is worth more. The buyer can pay the difference BUT most buyers refuse because they believe the appraiser is right. Also most buyers don't have the extra money. They already are paying for the down paymet + closing costs + moving expenses + miscellaneous costs.

So if you think you will find a buyer that will pay the difference between what the appraiser said & your asking price - good luck with that. Keep dreaming. In the meantime, why don't you pay for an appraiser to visit your home and give you a verified price. At least you will have it in writing.

Winni,
Trulia does not accept For Sale by Owner listings. Even if they did, and you posted here and on every other site that took them, you wouldn't get the exposure you can from using a great local agent and being on your local MLS.
A great agent is worth more than whatever you pay them, but a bad one, or none at all can cost you way more than just a commission.

If your house is listed as For Sale by Owner you need to get it listed on the local MLS (Multiple Listing Service) with a Real Estate Brokerage. Their business is selling your home and can offer various options with considerations to your situation. If it is listed talk with your agent about options to market your home. Hope this helps. ... more

I would recommend finding an agent that would complete the contract as a transaction broker. This simply means the agent would not represent either the buyer or seller.

Edith Karoline Jasser answered:
as a for sale by owner you cannot list your home for sale on trulia!
But then why would you not work with a Realtor to sell your home, in order to do it right in the sense of preparing the home right, pricing it right, and then market and advertise it right!
