It's not a good idea to post your phone number on here...if you're serious about buying a home, hire an Exclusive Buyer Agent to represent you. Visit naeba.org for a referral.

Hi,

Yes, your listing on Zillow will automatically syndicate to Trulia after 24 to 48 hours of activation. Please also note that once you post this as For Sale By Owner, you will receive an email to verify your ownership of the property. This is Trulia's way to keep the site safe. I am requesting you to please kindly extend your patience.

Thank you for using Trulia!

To list your home on Trulia you must be working with a Realtor--Trulia does not list for sale by owner properties on its site.

Very sad to hear this Pabeach. Try referals from friends, family, neighbors, etc... If that does not work check out who has properties for sale and or sold in your neighborhood. Interview as many people until you have a comfort level with the person you choose to employ, and they will work hard for you to achieve your goals.

Once you choose the agent to work with, they will handle all details to get your home listed and active on the market. Make sure that agent has internet and online marketing experience. 80+% of buyers come from on-line these days.

Best of luck to you,

Rob

Glasssketcher2000,

I am an agent with Gold Key Real Estate & Aprraising. There are plenty of properties in the Mifflin / Juniata area that are 3 bedrooms and definitely well within your price range.

If you still have not found a home that suits you and your family with your current agent, I would be more than happy to go the extra mile to find you what you want.

Just call the office @ 242-9151 and ask the receptionist (Karen) to transfer you to Lukas Rhodes.

Rob Gerhart -- ABR, e-PRO, GRI answered:
Are you referring to purchasing a house at a sheriff sale? Contact your county sheriff or check out their website to see what the procedures are. It's slightly different in each county.

For example in Montgomery County, a successful bidder must pay 10% in certified funds immediately and then they have 10 days to pay the remainder.

You would also need to be concerned about liens that may be on the property. Buying a house at sheriff sale will remove the lien from the lender that filed suit, but there could be others. (mechanics liens, municipal liens, etc etc) Whoever buys the property is responsible for these.

Even if your getting a clean title, it's highly unlikely however that you'll be able to get a traditional mortgage underwritten and closed in 10 days, so you would have to seek alternative means of financing if you do not have the full amount in cash.

You might be better off looking at REO (Bank Owned) properties.
