Be careful how much money you actually invest into the home as you may not see a return if the market doesn't justify a higher price for you. This will all depend on how much you paid for the home, when you plan to sell, and what the market is like at that time.

A deck extension may not be the best investment. Curb appeal is crucial because people judge your home by what they see on the outside. You might consider having an agent guiding you with market data and professional advice, we would need to see the home though.

Late payments definitely hurt your credit score and account for a 1/3 of what makes up your credit score. The best thing you can do is contact your lender sooner rather then later so they can work with you. Many people wait and wait, not a good idea. A short sale has less of a negative effect on your credit then a foreclosure does but you have to prove a valid hardship. Typically condo dues that are in arrears are due at the closing so the bank would most likely have to pay if you don't have the money.
