Trulia does not accept FSBO listings. There are sites that do, but if you posted here and on every other site that allows you to, you won't get the level of exposure that listing with a great local agent and appearing on your local MLS will get you.

A great agent is worth more than their commission, but a bad one or none at all can cost you way more than just a commission. Consider discussing your options with someone worth working with and then do whatever you feel is in your best interest. Best of luck however you proceed.

Not sure what community? Please give me a location. Some places in Helena have HOA fees but by in large most don't. If they do, they are generally very low. Where I live it is $160 a year.

Negotiate within reason- Most assume that the Banks will come down drastically on a foreclosure but they have had many BPO's and some have done appraisals to determine fair market value and so most Banks are pricing these homes well. Many people think that they will drop the price drastically but that is not likely. Hi Maryanne - The best thing to do is either contact the utility companies in the area you are moving to, or contact an Agent who can give you a rough idea of costs. There are so many factors, that sometimes the best thing to do is find the property you are interested in & then request a year's copies if utilities from the Seller of the property. You can then calculate your utility costs from actual usage.
