Hard to say. The information on this site isn't very reliable. You really need to be asking this of your Realtor! If you don't have one yet, you need to hire one. It doesn't cost you anything as the buyer. Your agent can pull up the listing in the MLS and verify what the HOA fees are, how often they are paid, what they include, etc. ... more

I hope this finds you wel. The HOA fee of $968 is an annual amount but is paid quarterly. It covers the maintenance of the common areas (such as the security gate at the entrance and the ponds, etc.) and elevator maintenance, etc. The amenities on the community are "a la carte" meaning, they are not actually part of the community - they are owned by a private party and you can join any one of them separately or as a package. I think you are asking whether you should convert a screened in porch to a Florida room. If you are in Lewes I would say this would be a great idea if you have the money. You could easily turn a 1 or 2 season room into a 4 season room. I would consider putting in full wall sliding windows to you can still be exposed to the ocean breezes and have a great view of the outside. Hope this helps. ... more

You're going to have to have someone come and take a look, there's no way of estimating without seeing it as there are too many variables that aren't known. (Number of trees, proximity to other structures or powerlines, size of trees, elevation of lot etc)

That's a great question. Price per square foot can be misleading, but can certainly give a good barometer of price ranges. It will not account for many design features and unique items for a give home. When you are buying using the Cost Value Approach (i.e. price per square foot) can be a great negotiating strategy. Sellers will negotiate from a Market Value approach. These two different perspectives of value will not always reconcile but often times buyer and seller find a happy medium.

Since this is a new development, and the water and sewer will be private, there is now way to guess at your costs until the builder constructs the infrastructure. Most times the water will be done by an outside company like Tidewater. The sewer will also be contracted out to a private contractor. This set up is not like city sewer and water.
The builder should have some estimated costs but your useage is key.

3. Cape May/Lewes Ferry
4. Cape Henlopen State Park
5. Boat marinas, slips, fishing supplies and fuel
6. Shops stores and restaurants open all year.
7. Elementary School & High School
8. Less Traffic
9. Less summer rentals
10. Potentially greater appreciation
